From inner-city condos to multi-family infill developments and new suburban communities, Calgary and area home builders have recently launched exciting new projects and show homes.
These are just a few of the most recent openings to visit this fall. Check each builder’s website for exact show home hours and locations.

Livingston
Early in September, Brookfield Residential opened a show home village in its Livingston community with all builders conveniently located under one roof. Those include Brookfield’s new home division, Cedarglen Homes, Excel Homes and Morrison Homes. The village features 16 new front-garage, laned and semi-detached homes with prices starting in the mid-$500,000s.

Lots are available in four phases in Livingston, a multi-award-winning community that straddles Calgary’s northeast and northwest quadrants on the north side of 144th Avenue. It boasts 200 acres of parks and green spaces and a 35,000-square-foot Homeowners’ Association amenity called The Livingston Hub.
The show home village is located at 15341 1st St. N.W.
Shawnee Park
Cardel Homes continues its development of Shawnee Park in southwest Calgary with the opening of four estate homes. Those include updated versions of its best-selling Grafton and Cascade floor plans and two new single-family models, the Hawthorne and Bristol.
These two-storey front-drive homes offer up to 3,000 square feet of living space with three or four bedrooms, 2.5 to 3.5 bathrooms and triple-car garages. Cardel, as builder/developer of Shawnee Park, has also released new lots in Phase 9 of Shawnee Park. The community is built on a former golf course, tucked in between James McKevitt Road S.W. and the southern ridge of Fish Creek Provincial Park.
Prices start the high $800,000s to low $900,000s.

Sovereign on 17th
The sales centre is now open for Sovereign, a 13-storey condo development by Homes by Avi on the Red Mile near St. Mary’s Cathedral. The studio, one- and two-bedroom units on floors 2 through 11 have been released to the public with penthouse suites on the top two floors to follow. The building will have three levels of underground parking at extra cost to the purchaser. Sovereign will have main floor retail space, a fitness centre and owner’s lounge with on-site property management to handle rental suites. The condo bylaws will allow short-term rentals.
Units will have 461 to 1,068 square feet with prices starting in the high $300,000s.
Sovereign’s enviable location at 17th Avenue S.W. and 1st Street S.W. means the Scotia Bank Saddledome, the MNP Community and Sport Centre and all the great restaurants to the north and west of that intersection are within walking distance.
The sales centre is located at 210 18th Ave. S.W.
Crown Park
Brookfield Residential has opened two show homes in Crown Park, less than a year since launching this multi-family community on the former Jacques Lodge site beside the Shaganappi Golf Course. The Rouge and Alameda models are from Crown Park’s Urban Rowhome collection, one of three multi-family home types now selling in the 13-acre infill community.

The Rouge is a 2,194-square-foot, three-storey, three-bedroom, 2.5-bathroom model with a flex room, double garage and 695 square feet of outdoor space. The Alameda, at 1,505 square feet, is another three-storey townhome with two bedrooms, 2.5 bathrooms, a flex room and single garage plus 466 square feet of outdoor space. Both show homes feature the optional rooftop patio with a marvellously unobstructed eastern view of the Calgary skyline.
Crown Park also features City Townhomes and Bungalow-Style Townhomes with plans that include low-rise condos and infill homes. Prices start at $613,500.
The presentation centre is located at 212 Sovereign Common S.W.
Cochrane
New front-drive show homes are now open in the community of Rivercrest, a joint venture of Qualico and Slokker Communities in the town of Cochrane northwest of Calgary. The builder group is Broadview Homes, Janssen Homes and Sterling Homes, with a future model coming from Trico Homes.
There are limited ridge and future school-facing lots in Rivercrest, which is situated on the sunny south side of the Bow River in Cochrane, however the developers have a good selection of front-garage lots in other areas of the community.
Prices start in the mid-$600,000s.
